Insurers in Florida look hard at roof age. A renewal letter asking for a roof inspection, or warning about non-renewal, is often the first sign. Many roofs in Miami-Dade and Broward went on in the rebuild after Hurricane Andrew or in the 1990sβ2000s building boom, so a lot of them are now past 15 or even 30 years.
Three numbers decide most of these conversations:
A free estimate tells you where your roof stands on each one before the insurer decides for you. Read the full roof & insurance guide β
More than a price. You get a clear picture of the roof.

Insurers ask for both, and they do different jobs
Covers the roof, electrical, plumbing and HVAC. Many insurers require it on older homes when you buy or renew, and each insurer sets its own age cutoff. On the roof, they may want proof of at least five years of remaining life once shingle passes about 15 years, or tile and metal about 20.
Documents your home's wind-resistance features on the state form (OIR-B1-1802, revised April 2026): roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water barrier and opening protection. Verified features can earn windstorm discounts, and the report is valid for five years.

Not solely for age if the roof is under 15 years old. For roofs 15 or older, Florida law lets you get an inspection by an authorized inspector. If it shows at least five years of useful life remaining, the insurer can't refuse to renew on roof age alone (s. 627.7011, Florida Statutes).
Yes. Oscar's roof check and estimate are free with no obligation. Official 4-point or wind mitigation reports are separate forms signed by a licensed inspector. Oscar can tell you what to expect and connect you with one.
Not always. Since 2022, roofs built or replaced under the 2007 Florida Building Code or later (generally permitted after March 1, 2009) can be repaired in sections, with only the repaired portion brought to current code. Older roofs still fall under the traditional 25% rule.
